Pricing a Duplex or Triplex: How Income and Condition Both Matter
How sellers of small multifamily properties should think about pricing when both rental income and physical condition affect buyer interest.
Pricing a small multifamily property involves two separate conversations. One is about the physical condition of the building. The other is about the income it produces. Sellers who address both clearly tend to attract more serious offers.
On the condition side, the same factors that matter in any home sale still apply. Age of the roof, condition of mechanical systems, and any deferred maintenance will shape how a buyer views the price. Because these properties often have multiple units, multiply that inspection scope. A furnace issue in one unit is not automatically mirrored in the others, and buyers will want unit-by-unit clarity rather than a single blanket description.
On the income side, sellers should be ready to document actual rents collected, not just asking rents or estimates. A buyer evaluating a small multifamily purchase, especially one planning to live in one unit, will want to understand what the other units currently generate and how consistent that income has been. Vacancy history and any pattern of turnover are part of this picture.
It helps to separate what is verified from what is estimated. If a rent has recently increased or a lease is about to turn over, say so plainly rather than presenting the current number as fixed going forward. Buyers respond well to sellers who distinguish between documented facts and reasonable projections.
Condition and income interact. A property with strong rents but deferred maintenance may require a different pricing conversation than one with modest rents and a well-maintained building. Neither factor should be presented in isolation.
The goal is not to make the property look better than it is. It is to give a buyer a complete and organized picture, so that any offer that comes in reflects a genuine understanding of what is being purchased.
